Tenant Fees and Charges Explained

At Delisa Miller, we believe in transparency and fairness. That’s why we’re upfront about the costs associated with renting a property through us.

Our fees are fully compliant with the Tenant Fees Act 2019 and are outlined clearly below, so there are no surprises along the way.

Tenant Protection

Delisa Miller is a member of the following regulatory schemes:

  • Client Money Protection (CMP): [Insert scheme name]

You can rest assured that your deposits and rent payments are handled safely and professionally.

Holding Deposit

Amount: One week’s rent
(Calculated as monthly rent x 12 ÷ 52)

This deposit reserves the property while referencing is carried out and paperwork is prepared.

Important: This deposit may be withheld if any applicant (or guarantor) withdraws from the tenancy, fails a Right to Rent check, provides false or misleading information, or fails to sign the tenancy agreement (or Deed of Guarantee) within 15 calendar days (unless another deadline is agreed in writing).

Security Deposit

Amount: One month’s rent + £100, up to a maximum of 5 weeks’ rent

This deposit is held as security for the duration of the tenancy and will be protected in a government-approved Tenancy Deposit Scheme (TDS).

Contract Variation (At Tenant’s Request)

Fee: £50 (incl. VAT) per agreed variation

Covers the cost of preparing new legal documents and obtaining the landlord’s instructions — e.g., changing tenancy terms or adding pet clauses.

Lost Keys or Security Devices

If you lose a key or access device (e.g. fobs or remotes), you’ll be charged the actual cost of replacing the item.
If lock replacement is required, we will charge the cost of the locksmith, new lock, and replacement keys for all affected parties.

Change of Sharer (At Tenant’s Request)

Fee: £50 (incl. VAT) per replacement tenant, or actual costs if higher

Covers the cost of referencing a new tenant, Right-to-Rent checks, deposit registration, and drafting new legal documents.

Additional Fees

We will never charge you for:

  • Viewings

  • Application processing

  • Inventory checks (unless specifically requested)

  • Renewals or check-outs (unless changes are made by tenant request)
