Clear, Fair & Fully Compliant Tenant Fees

At Delisa Miller, we believe in transparency and fairness. That’s why we’re always upfront about the costs associated with renting a property through our Manchester lettings team.

All tenant fees are fully compliant with the Tenant Fees Act 2019 and are clearly outlined below — so there are no surprises along the way.

Tenant Protection, Deposits & Compliance

Delisa Miller is a member of the following regulatory schemes:

  • Client Money Protection (CMP): [Insert scheme name]

Amount: One month’s rent + £100, up to a maximum of 5 weeks’ rent

This deposit is held for the duration of the tenancy and protected in a government-approved Tenancy Deposit Scheme (TDS).

Amount: One week’s rent
(Calculated as monthly rent x 12 ÷ 52)

This reserves the property while referencing and tenancy paperwork are completed.

You can be confident that all deposits and rent payments are handled securely and professionally.

Important: The holding deposit may be withheld if any applicant (or guarantor) withdraws from the tenancy, fails a Right-to-Rent check, provides false or misleading information, or fails to sign the tenancy agreement (or Deed of Guarantee) within 15 calendar days — unless another deadline is agreed in writing.

Contract Variation

(At Tenant’s Request)

Fee: £50 (incl. VAT) per agreed variation

Preparing and executing changes to your tenancy agreement takes time and documentation.

This fee covers the cost of obtaining the landlord’s approval, preparing new legal documents, and updating tenancy details — for example, when adjusting terms or adding pet clauses.

Change of Sharer

(At Tenant’s Request)

Fee: £50 (inc. VAT) per replacement tenant, or reasonable costs if higher

When a tenant wishes to be replaced on the tenancy, this fee covers referencing the new tenant, completing Right-to-Rent checks, updating the deposit registration, and issuing revised tenancy documents.

Other Tenant Information

Lost Keys or Security Devices

If you lose a key or access device (for example, a fob or remote), you’ll only be charged the actual cost of replacement.
If a lock change is required, we’ll charge the cost of the locksmith, new lock, and replacement keys for all affected parties — no more, no less.

Additional Fees

We like to keep renting simple. That’s why you’ll never be charged for:

  • Viewings

  • Application processing

  • Inventory checks (unless specifically requested)

  • Renewals or check-outs (unless changes are made by tenant request)
